The woodland is well located off a quiet lane approximately 1 mile south west of Holme Lacy and lies on the western edge of the desirable hamlet of Bogmarsh. Situated in an area of open countryside the land benefits from a singular access point, with good communication links to the Cathedral City of Hereford via the B4399/A49.

DESCRIPTION
The attractive block of mixed woodland is suitable for forestry, leisure or amenity use (subject to planning) offering an excellent opportunity in a sought after rural location.

Extending to some 33.4 acres of level plantations, the land is offered as a whole.

Approached through a secure gateway, off a quiet lane to south west of the woodland, a hard standing track follows the western edge of the wood before forking at the most westerly point. Here the track ends before a more informal ride continues to form a loop around the wood.
The woodland is considered a PAWS site, a plantation on Ancient Woodland Sites where some of the Ancient Semi Natural Woodland has been felled to have their tree stock replaced by plantations of conifer between the years of 1941-1970.
The wood is diverse in nature with good quality mixed species throughout including Douglas Fir, Oak, Larch and Cedar.

The woodland also benefits from consent to erect a workshop/store with composting toilet. The building is to be constructed of a Larch timber frame, with Cedar cladding, all sourced from within the wood.

RIGHTS OF WAY
There are no known public rights of way across the land, although we understand there is shared use of the access track.
