Having first bite of the cherry to market a property for the first time is the preferred route for all agents. Taking over the sale of a 5 acre equestrian traditional farmhouse located in the lea of the A303, from another national agent after a year, was always going to be a challenge. First marketed elsewhere at £850,000, then £800,000, then with offers sought above £750,000 – this yielded no results.
A fresh, dynamic view was taken when Fox Grant took over. Wolverton was marketed at £775,000 employing professional photography, illustrative sale plans, quality headline descriptive text, floorplans, location map and specialist advertising in Horse & Hound and Farmers Weekly. Over 30 viewings resulted in competitive bidding between 2 parties. The resulting premium £828,000 sale was agreed on 24 May and the site exchanged 30 hours later. The original agent commented that they were astonished Fox Grant had achieved anything over £750k with the road having been such a general stumbling block. |
