Situation
The Throne is centrally located in the heart of the conservation village of Weobley, only a few minutes walk from the centre. The thriving and unspoilt village is believed to be one of best preserved Tudor villages in the country, characterised by fine timber framed buildings and considered to be the "Jewel in the Crown" of the north Herefordshire "black and white" villages. The surrounding countryside, close to the Welsh Marches, is well known for its great natural beauty and is characterised by traditional farms and dramatic hills. The property is almost equi distant from the market town of Leominster and Cathedral city of Hereford and is also well placed for Ludlow and the Midlands.

Education
Weobley has a primary and secondary school and a day nursery. The area also offers a broad range of well respected independent schools including Hereford Cathedral and Lucton. The Malvern, Monmouth, Worcester and Shrewsbury Schools are also very accessible. For more information see www.isc.co.uk or www.herefordshire.gov.uk

Local, Sporting, Recreational
The bustling village of Weobley offers excellent local amenities with a broad range of shops including a supermarket, greengrocery and butcher (selling local produce), a post office, gift shop, garage, library, 3 pubs, fine churches and a well known restaurant. There is also a doctor's surgery and dental practice and buses run regularly to Hereford and Leominster. More extensive retail, leisure and cultural facilities are within easy reach at Hereford, Ludlow and Worcester. Weobley, forms part of the renowned "Black and White Trail", a picturesque route through the villages of northwest Herefordshire. The beautiful unspoilt countryside surrounding Weobley provides a wealth of sporting and recreational facilities.

Historical Note
The Throne dates from the 16th Century when it was a farmhouse to Throne Farm. In the 17th Century the house was an Inn called The Unicorn but following a visit from Charles I it was renamed The Throne.

The Throne
The Throne is a magnificent Grade II* Listed village house originating from the 16th Century with later extensions in the 17th and 18th Century. The house is predominately of timber frame construction with rendered infill under a tiled roof. There are many distinctive features including particularly fine leaded windows; many with decorative cinquefoiled heads. The "L" plan house offers over 4,900 ft² of adaptable accommodation, which is presently a private family home, but with great potential as a guest house or bed and breakfast. Adjoining the house is a period barn providing 1,180 ft² of workshops and artist studio. These outbuildings have considerable potential, subject to the necessary planning consents, to create separate/additional accommodation or a holiday cottage, if desired.

The Reception Rooms
The Throne is of outstanding architectural merit which is particularly evident internally in the impressive main reception rooms. A panelled door leads into the reception hall, with flagstone floor, exposed beams and an impressive stone fireplace. The elegant and well proportioned drawing room has a fine beamed ceiling with chamfer stopped joints arranged in alternating orientation to produce a chequer board effect. The focal point of the drawing room is the impressive inglenook fireplace, inset with wood burner and with oak panelling above. The Tudor arch lintels to the fireplaces in both the drawing room and the reception hall are believed to predate the rooms themselves and are reputedly have links to Weobley Castle. The formal dining room also has a fine inglenook fireplace inset with wood burner and flanked by two lit alcoves with Gothic carved detail.

Ground Floor
There is an informal sitting room situated next to the kitchen. The kitchen has a quarry tiled floor and an Esse cooker and benefits from a large pantry, adjoining breakfast room and ancillary utility/store rooms. There is a guest bedroom suite situated on the ground floor which links the house to the adjoining workshops.

The First Floor
A fine oak carved staircase leads from the reception hall to the first floor landing with exposed wooden floor. The bedroom accommodation is flexible and currently there are 6 bedrooms including a fine master bedroom with period fireplace and oak panelling. A secondary staircase services bedrooms 2 and 3. In addition there 2 large store rooms which are currently un utilised. The house has immense character and charm but would benefit from some updating and modernisation.

The Outbuilding
Adjoining the house is a large period building which is currently divided into 3 workshops with a studio above. This building has internal access to the house and has great potential for conversion or alternative uses, subject to planning.

The Garden
The Throne has the advantages of a central village location but also benefits from a private gravelled courtyard and garden, situated to the east of the house. There is ample off road parking together with a feature period water pump. Steps lead up from the courtyard to the mature lawned gardens, which are have well stocked herbaceous beds, including roses and a wide range of ornamental trees. There is a productive soft fruit area, chicken house, greenhouse and a period brick "privy" now used as a garden store. In all the grounds amount to some 0.2 Acres.
