1. Property Misdescriptions Act 1991
1.1 Important Notice
Fox Grant and their clients give notice that:
· They have no authority to make or give any representations or warranties in relation to the property.
· Sales particulars are prepared in good faith to give a fair overall view of the property, do not form any part of an offer or contract and must not be relied upon as statements or representations of fact.
· Any areas, measurements or distances are approximate. The text, photographs and plans are for guidance only and are not necessarily comprehensive. It should not be assumed that the property has all necessary planning; building regulation or other consents and Fox Grant have not tested any services, equipment or facilities. Purchasers must satisfy themselves by inspection or otherwise.
1.2 Plans, Areas and Schedules
These are based on the Ordnance Survey and are for reference only. They have been carefully checked and calculated by the vendor's agents, however the purchaser(s) shall be deemed to have satisfied themselves as to the description of the property. 1.3 Town and Country Planning
Properties are sold subject to any development plans, tree preservation orders, ancient monument orders, town planning schedules and resolutions, which may or may not come into force. Purchasers will be deemed to have full knowledge and have satisfied themselves as to the provisions of any such matters affecting the estate. Copies of any relevant planning consent can be inspected at the Agents office.
1.4 Rights of Way, Easements and Boundaries
Our properties are sold subject to and with the benefit of all rights of way whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations, easements, quasi-easements and restrictive covenants, and all existing and proposed way leaves, poles, pylons, drains, water pipes whether referred to in these particulars of sale or not. The purchaser shall be deemed to have full knowledge of the boundaries and the ownership thereof.
1.5 Health & Safety
We wish to draw your attention when viewing properties to the fact that farms and rural property can be dangerous places with moving machinery, livestock, older barns, water troughs and slurry pits. Please therefore take every care when viewing a property, particularly in the vicinity of the farm buildings. Children must be supervised at all times by their parents when on site.

Parties to any such contract agree to submit to the exclusive jurisdiction of the courts of England and Wales. All contracts are concluded in English.
9. Invalidity
If any part of these terms and conditions is unenforceable (including any provision in which we exclude our liability to you) the enforceability of any other part of these conditions will not be affected.

Nothing in this Agreement is intended to, nor shall it confer any rights on a third party.
12.Complaints Procedure
Fox Grant are members of the RICS, CAAV, NAEA, NAVA and OEA (Ombudsman of Estate Agents) and maintain the highest standards possible with Vendors, Purchasers and Potential Purchasers at all times and have a 95% satisfaction level with the OEA. However should you be unhappy with our service in the first instance you should raise your concern with a member of staff and we will do our best to remedy the situation if at all possible. If you wish to take the matter further and make a formal complaint then you should contact the Managing Director Mr William Grant in the first instance in writing.
