The property lies on the Gloucester/Worcestershire border with the surrounding countryside characterised by gently undulating pastureland, wooded hills and private farms. The area offers a sought after rural quality of life combined with excellent road links to the rest of the country.

Education
There is an excellent selection of both private and state schools in the area. There are primary schools at Corse Lawn (Eldersfield Lawn C of E School) and Staunton and a good private day nursery at the neighbouring village of Corse. Secondary state schools are at Tewkesbury and Hanley Castle. There are a significant range of well respected private schools in the area including Bredon School at Bushley (3 miles) amp; The Kings School at Gloucester (including an early years school). Cheltenham and Malvern in particular have excellent independent schools which include: Cheltenham Ladies, Dean Close and Cheltenham College, Malvern St James amp; Malvern College. For more information see www.isc.co.uk or www.worcestershire.gov.uk and www.gloucestershire.gov.uk

Local amenities
Corse lawn is a thriving rural village, at the heart of which is the renowned Corse Lawn Hotel and restaurant; there is also a primary school and cricket pitch. The village as its name indicates adjoins open common land, which was historically part of a vast hunting forest until cleared in the late 18th century. The famous and historic Abbey town of Tewkesbury is a short distance away and provides a good range of shopping, educational and leisure facilities as well as a Cottage Hospital. More extensive retail and cultural therapy is available at Gloucester, Cheltenham, Worcester amp; Birmingham. The surrounding area provides a wealth of sporting and recreational opportunities, particularly in the Severn Valley, Malvern Hills and Cotswolds, all renowned for their outstanding natural beauty.

Sporting & Equestrian
The region is synonymous within the equestrian industry and Moores Farm is situated in the heart of this area. This property is conveniently just 6 miles from Hartpury Equestrian College, host to a variety of national and international events including the Mitsubishi Horse Trials, The Festival of Dressage and it has also been highlighted as a 2012 Olympic Games training centre. There are a series of year-round competition and training events, see www.hartpury.ac.uk/equine for more information. Cheltenham Racecourse (home to National Hunt Racing) is within 20 minutes drive. There are numerous other agricultural and equestrian centres (EC) in the region including The Three Counties Show ground (11 miles). Badminton, Gatcombe, Cirencester Polo Club, The NEC amp; The RASE at Stoneleigh are all within sensible driving distances.

Out riding
The property adjoins Corse Lawn Common where there is extensive off road riding and a good network of bridle paths. A number of local studs and high calibre competition yards nearby have encouraged good quality specialist vet practices and support services to prosper in this area. Other facilities include racing at Worcester, Hereford and Chepstow, hunting with the Ledbury and Cotswold Vale Farmers, golf amp; country clubs at Puckrup and Tewkesbury Park, premiership Rugby at Gloucester.

Moores Farm
Moores Farm represents a potential first class equestrian establishment. The property comprises a comfortable 4 bedroom house complimented by an extensive range of equestrian facilities including an indoor school with viewing gallery, 21 stables, older outdoor manège, good level pastureland and direct out riding onto common land. Though the property requires considerable investment and upgrading in order to realise its full potential, its desirable location combined with the current infrastructure provides all the essential components required to create a fantastic equestrian property. The property is approached via a long drive, a spur off which leads round to the front of the house, flanked by lawn inset with fruit trees. The main drive continues to the equestrian yard and facilities.

The House
The farmhouse is believed to have been built in the 1950's and is of mainly reconstituted Cotswold stone construction under a tiled roof. The property offers over 2,000ft² of accommodation and comprises a dual aspect sitting room with exposed wood floor and brick fireplace, a spacious fitted kitchen/breakfast room with a stable door opening to the conservatory. First floor accommodation comprises 3 double bedrooms, a family bathroom and a study/bedroom 4. To the side of the house is an open fronted garage of matching construction to the house, there is also a sheltered garden area, to the east of the house where there is a redundant outdoor swimming pool.

Equestrian Facilities
Moores Farm was previously run as a successful equestrian centre and livery yard, but due to the owners ill health the business has ceased trading. There is considerable potential to re create a flourishing business but significant investment required to modernise the facilities. The equestrian facilities lie to the south of the property and the main attribute is the indoor school with double doors from both the stables and adjoining covered collecting area. The indoor school has a sand surface with sprinkler system and a viewing gallery. In total there's over 18,000 ft² of covered space, including 21 stables (in 2 yards), former outdoor manège with drainage in place. Both the indoor and outdoor arenas require re surfacing.

Summary of Equestrian Facilities
* Indoor school 40m x 20m with covered collecting yard * Adjoining office amp; viewing gallery * 16 indoor stables (12' x 12'), 3 tack rooms with central passage * Block of 5 wooden stables (12' x 12') * Old Outdoor manège (50m x 20m) * Dutch barn with lean to (45ft x 40ft) * Wooden feed store amp; general purpose barn * Lorry parking and hard standing * Level fenced pastureland
