The views from the top of the farm over the Herefordshire and Worcestershire countryside are superb.
Highfields Farm
Highfields Farm is a delightful country home which has been totally refurbished to a contemporary standard by the current owners. The farmhouse originates from the 1600's and was extended some 18 years ago. The care and attention put into the whole property, its gardens and land, is clearly evident on inspection. The house itself extends to just under 3,000 sq ft and there is the potential to enclose the loggia if desired.
Accommodation
The glazed porch leads through to an impressive dining hall which has a limestone paved floor. There is a log burner on a flagstone hearth and sliding patio doors that lead to the southerly facing gardens. The drawing room is a fine room, also with a log burner to the far corner on a flagstone hearth. Sliding patio doors lead to the west and overlook a quiet area of the gardens where there is a pool and fountain. The study is in a peaceful corner of the house. At the heart of the house is the kitchen/breakfast room. This has a range of contemporary floor mounted units with polished granite work surfaces. There is a large Lacanche range cooker and terracotta slate floor. The terracotta slate floor leads through to the large utility where the traditional floor mounted units have a French style. Polished granite work tops and a Belfast sink. The conservatory enjoys aspects to the gardens and double doors lead out to the loggia. On the first floor are four bedrooms, three of which are en suite.
The Barn
To the south east of the house is the large modernised barn. This has been tastefully clad with natural timber and incorporates the adjoining traditional barn. Central to this building is a substantial enclosed garage amp; store room, easily accommodating four cars. Above the garaging is a gymnasium with doors leading to a balcony. Subject to the necessary consents, this room could have a variety of uses. The traditional part of the barn has a studio apartment to its first floor; it is open plan to a kitchen area and glazed doors lead through to an east facing balcony. There is an en suite shower room making this separate accommodation from the main house. The ground floor contains a good workshop. This space was designed to be converted into a ground floor of a cottage with the studio above providing the first floor (subject to any necessary consents). At the southern end is a covered area with two enclosed stables.
The Gardens
A large, south facing lawn leads down away from the farmhouse. From the lane the gardens are hedged giving much privacy. The lawns are interspersed with a variety of mature trees and shrubs with a delightful seat beneath a mature tree at the centre. Stone steps and walls lead up through the gardens where the borders are bursting with a variety of plants providing much colour and scent. An impressive wisteria grows on the south side of the house.
The Farmyard
The gated driveway from the lane leads off to the house and provides a separate access to the farmyard. This drive is landscaped with a laurel hedge to the one side, making it private from the farmhouse and gardens. The farmyard has a concrete yard and modern farm building. This barn is of modern construction with steel frame and block walls and is predominantly enclosed with concrete aprons. The building was designed for wintering livestock and as a useful machinery/forage store. There is a field shelter in the first field.
The Land
The rolling grassland extends to about 20 acres. The fields are stock fenced with mains water troughs. The fields slope gently to the south, making this good productive land and generally free draining. There are about two acres of old orchard immediately behind the house with a mixture of damson, pear, apple, greengage and cherry trees.
The Woodland
The woodland extends to 21.68 acres and runs to the south and south east of the farmland, bordering the River Teme in the north east corner. The shooting rights are not owned.
